WHAT IS
INDUSTRIALIZED BUILDING SYSTEM (IBS) ?
Industrialized Building System (IBS) is a technology of construction which there are manufactured in controlled environment, either at off site or site. And then only transported, positioned and assembled into the construction works.
There are five main IBS groups identified in Malaysia:
(1) Precast Concrete System
(2) Metal Framing System
(3) System Formwork
(4) Timber Framing System
(5) Blockwork System
Other IBS System
(applies to labour saving component)
IBS as a method of :-
attaining better construction quality and productivity
reducing risks related to occupational safety and health (OSH)
alleviating issues for skilled workers dependency on manual foreign labour
achieving the ultimate goal of REDUCING THE OVERALL CONSTRUCTION COST.
that offers the following solutions:
minimal wastage
fewer site materials
cleaner and neater environment
controlled quality, and lower total construction costs
IBS CONTENT SCORING SYSTEM [ IBS SCORE ]
INTRODUCTION
To standardize the measurement of IBS usage in buildings, CIDB Malaysia formulated the Manual for IBS Content Scoring System (IBS Score) in 2005; followed by a revised edition in 2010.
The early editions of the Manual introduced a systematic and structured assessment system that can be referred to measure usage of IBS in a consistent way.
Taking into account the introduction of current technologies, policies and business environment; and based on input from the construction industry stakeholders, CIDB Malaysia publishes this latest edition of the Manual, CIS 18: 2018.
This 2018 edition of IBS Score Manual replaces CIS 18: 2010.
IBS SCORES FORMULA
= (A) + (B) + (C)
(A) Part 1 – STRUCTURAL SYSTEM
(Maximum score is 50 points)
Points are awarded for various types of structural system used e.g. precast concrete beams and columns, steel, prefabricated timber, etc.
(B) Part 2 – WALL SYSTEM
(Maximum score is 30 points)
Points are awarded based on various types of wall systems used e.g. precast concrete panel, glass, dry partition, block work, etc.
(C) Part 3 – OTHER SIMPLIFIED CONSTRUCTION SOLUTIONS (Maximum score is 20 points)
Points are awarded based on usage of other simplified construction solutions e.g. standard components based on MS 1064, standardised grids, other 3D prefabricated components such as prefabricated toilets, staircases, etc.
ISSUES & BARRIERS
OF IBS ADOPTION
1. Low awareness
2. Resistant in accepting new idea
3. Limited enforcement of IBS requirements
4. Lack of IBS expertise in the market
5. Perception of IBS is expensive
ADVANTAGES OF IBS
Comparing IBS to conventional construction method, the Industrialized Building System has the following but not limited to below shown advantages:
